Maksymov Brownstone LLC

Shoreline DADU contractor

A Shoreline DADU starts with the lot. Richmond Beach can bring slope, trees, and Puget Sound exposure. Innis Arden may need privacy and view planning. Echo Lake and Ballinger lots can raise drainage questions, while Ridgecrest, North City, and the 145th/185th light rail areas often make access, parking, sewer routes, and existing utilities part of the design from day one.

Why build a DADU in Shoreline?

Shoreline homeowners often build DADUs to add flexibility without leaving a neighborhood they already like. A detached unit can support aging parents, adult children, caregivers, guests, or long-term rental use. It also offers more privacy than a basement or garage conversion, with its own entry, kitchen, bath, roofline, and daily routine.

Around Richmond Beach, Innis Arden, North City, Ridgecrest, Echo Lake, Aurora, and the light rail corridor, early planning matters because slope, drainage, parking, utilities, access, and transit proximity can shape the whole project.

Dadu building

Tailored backyard units for local homes

A DADU is a detached accessory dwelling unit built on the same property as the main house. In Shoreline, the site can change the design quickly. A Richmond Beach lot may need slope and drainage review. A North City property may need tighter access planning. A lot near Aurora may need more attention to sound, entry location, and privacy. We check those details early, so the unit fits the property, not just the drawing.

Design-build from one team

With DADU design-build in Shoreline, planning, permitting, construction, and finishes stay connected. That matters because a compact detached home still needs foundation work, sewer routing, water, electrical, drainage, framing, insulation, fire-related requirements, inspections, and interior details to line up.

Maksymov Brownstone LLC helps Shoreline homeowners with site review, layout planning, permit coordination, construction drawings, foundation planning, utility coordination, framing, drywall, cabinetry, tile, flooring, trim, fixtures, and final walkthrough.

One connected process helps avoid the gap between a polished concept and a backyard unit that can actually be built cleanly.

Custom planning for Shoreline properties

A customized DADU Shoreline project should start with the lot, not a generic cottage plan. Shoreline properties are too varied for one standard layout.

We look at setbacks, utility routes, side sewer location, drainage, trees, parking, privacy, fire separation, stormwater, and how the unit relates to the main home.

A rental near the light rail corridor may need durable finishes and smart storage. A parent suite in Meridian Park may need safer access and better lighting.

A guest cottage near Richmond Beach may need careful roof water control and window placement. The best plan responds to the property before construction starts.

DADU construction roadmap

MB Remodels follows a structured Shoreline DADU construction workflow built around local site realities: side sewer routes, drainage, parking, tree impacts, fire requirements, tight access, city permits, inspections, and clear communication from first review to final finishes.

  • 01

    Site walk & feasibility check

We start with the Shoreline property, not a brochure plan. The first review looks at access, slope, drainage, trees, existing structures, driveway layout, utility routes, parking, privacy, and how the DADU would sit near the main home. Critical areas, stormwater paths, wetlands, streams, landslide hazards, and side sewer location are checked early when the site suggests them.

  • 02

    Planning & layout

After the site review, we shape the unit around its purpose. A rental needs durable finishes, storage, acoustic separation, and simple maintenance. A parent suite may need fewer steps, better bathroom clearance, more natural light, and a safer path from the driveway. A compact Shoreline DADU should feel efficient, private, and livable — not like leftover space behind the main house.

  • 03

    Permitting support

Permitting in Shoreline is part of the build strategy, not a formality. Projects may involve zoning review, site plans, construction drawings, stormwater information, utility coordination, energy code documentation, parking review, fire separation, sprinkler planning, and trade permits. Because Shoreline does not offer pre-approved ADU plans, the submittal package needs to clearly show how the unit meets zoning, building, fire, and other code requirements.

  • 04

    Construction & finish work

Once permits are ready, the work becomes sequencing: site protection, excavation, foundation, drainage, framing, roofing, windows, rough plumbing, electrical, mechanical, fire sprinklers, insulation, drywall, cabinets, tile, flooring, paint, trim, fixtures, and final inspection. Shoreline’s wet months make flashing, ventilation, waterproofing, and drainage details especially important.

Built for Shoreline lots. Planned for permits. Finished for real residents.
We do more than DADU construction

We do more than DADU construction

Maksymov Brownstone LLC also supports Shoreline homeowners with remodeling work that often connects to a DADU project: basement remodels, garage conversions, attic upgrades, kitchens, bathrooms, custom cabinetry, tile, flooring, trim, and interior finishes. That helps when the backyard unit changes storage, parking, family use, or how the main house needs to function every day.

We had a great experience with our living room remodel. We needed to remove a large built-in cabinet and fireplace; replacing it with a new fireplace, surround, shelves, and repairing the walls and flooring. Ihor and the team were very communicative, easy to work with, and they treated our time and home with respect. They stayed engaged even through the final finishing touches. We are thrilled with the result and would recommend their work. Before and after pictures added.

Where we offer DADU construction

Maksymov Brownstone LLC provides DADU construction, planning, and permit coordination in Shoreline and nearby Greater Seattle communities. Use the area links below to explore location-specific pages for nearby cities. Each area can bring different zoning, drainage, transit access, sewer routing, parking, tree, slope, fire, and privacy-related conditions, so local planning matters before construction begins.

Frequently asked questions

This section covers the most common questions that clients ask about DADU construction services. If you have any additional questions, contact our support team for more information.

What budget should I expect for a backyard unit?

Cost depends on the property as much as the unit size. A flatter North City lot with clean side access is different from a Richmond Beach or Innis Arden property where slope, trees, drainage, and staging need more care. Utilities, foundation type, finish level, parking conditions, permit requirements, fire sprinklers, and privacy planning also affect the budget. We review the site first so pricing is based on real Shoreline conditions.

What permits are required before work starts?

A DADU is a dwelling unit, not a shed or storage building. Shoreline requires all ADUs, including new detached buildings, to meet code requirements and receive a Building Permit. The permit path may include site plans, construction drawings, zoning review, drainage information, utility coordination, parking review, fire requirements, energy code documentation, and trade permits.

How does parking work near transit?

Shoreline generally requires an extra parking space for a DADU, sized 8 ft by 20 ft, with clear access. No DADU parking is needed if the property is within a half mile of a major or frequent transit stop. That can matter near the 145th and 185th light rail areas, but parking should still be planned realistically. Residents still need a practical daily route from car, street, or transit to the unit.

Which site issues matter most in Shoreline?

The common Shoreline issues are drainage, slope, significant trees, side sewer routing, access, parking, setbacks, privacy, stormwater control, fire separation, sprinklers, and critical areas such as streams, wetlands, and landslide hazard areas. A property near Richmond Beach, Echo Lake, Ballinger, or a steep residential street may need a different planning approach than a flatter lot near North City.

Can the layout be customized for family use?

Yes. A family-use DADU can be planned for aging parents, adult children, caregivers, guests, or long-term flexibility. That may mean safer entry, fewer steps, better bathroom clearance, more natural light, quieter bedroom placement, or storage that works in a compact footprint. In Shoreline, custom planning also means fitting those needs around sewer routes, parking, drainage, trees, and the actual shape of the yard.

Why are Shoreline DADU projects so site-specific?

Shoreline combines older residential lots, transit growth, I-5 and Aurora access, mature trees, tight side yards, slope, wet weather, side sewer routes, and neighborhoods close to Puget Sound or local lakes. A plan that works on a flat suburban lot can fail here because water, parking, privacy, utilities, and fire requirements may control the project before finishes are even discussed.

Can design and construction stay under one team?

Yes. Maksymov Brownstone LLC provides design-build support from early site review and permit coordination through construction, finishes, and final walkthrough. This helps on Shoreline DADUs because layout, stormwater, sewer routing, access, parking, fire requirements, inspections, and finish decisions need to stay connected from the beginning.

Where should the project begin?

The first step is a property review. We look at the main house, yard access, slope, drainage, trees, utilities, sewer route, parking, privacy, existing structures, and homeowner goals. From there, we can discuss layout direction, permit path, budget range, and construction sequence. In Shoreline, the site usually tells the truth before the drawing does.
